Unser Entwurf befreit die ehemalige, zweigeschossige Mensa von allen Einbauten, so dass nur noch die sehr leistungsfähige und flexible Primärkonstruktion aus Betonfertigteilen bestehen bleibt. Der Bestand bietet ein solides Gerüst für die Implantierung der verschiedenen Bereiche. Diese gleichmäßige Struktur nimmt auf Ebene 1 den Coworking Space auf und in Ebene 0 das Archiv. Der Sportclub bleibt an Ort und Stelle.
Da die ca. 50/40m großen Geschossebene 1 nicht natürlich belichtet werden kann, werden sieben Licht- und Klimaboxen in den Grundriss eingestellt, die über städtebaulich sichtbare Dachaufsätze natürliches Licht und Luft tief in das Gebäude bringen. Diese Glasboxen zonieren den Grundriss neu und liefern spannende Sichtbeziehungen samt Licht-/Schattenspielen.
Community Management als Herzstück des Coworking Space
Zwei leistungsfähige Eingänge auf West- und Nordseite erschließen beide Geschossebenen rollstuhlgerecht. Über eine Freitreppe entlang einer tageslichtversorgenden zweigeschossigen, begrünten Licht- und Klimabox gelangt man vom Nordeingang in das Herzstück des Coworking Space mit dem Community Management als zentrale Erstanlaufstelle. Von dort sind alle drei Areale unmittelbar zu erreichen.
Das Kommunikations- und Begegnungsareal 1 spannt sich im niedrigeren Gebäudeteil zwischen den beiden Eingängen auf. An das Studentenwohnheim schließt sich der verschließbare Kinderbereich und die zentralen Toiletten an. Dort, an zentraler Stelle im Eingangsbereich, ist die Gastronomie mit direktem Kontakt an die rückseitige Außengastronomie untergebracht. Nördlich, im Anschluss an Areal 1 und im Kernbereich, befinden sich die Lern- und Gründerinseln des Areal 3.
Konstruktion und Materialien – Nachhaltigkeit
Durch den Erhalt der Primärkonstruktion ist die Freisetzung von CO2 durch Neubetone äußerst gering und somit ein sehr wichtiger Bestandteil des ökologischen, minimierten Footprints im Sinne der grauen Energie.
Cradle to Cradle und Rezyklate bestimmen die Materialwahl in vielen Bauteilen. So werden alle Aluminiumkonstruktionen, Dämmstoffe, Bodenaufbauten oder Bodenbeläge nach diesen Kriterien ausgewählt
Allem unterliegt der Leitsatz: Reduktion des Materialieneinsatzes auf das absolut notwendige Maß – dies spart Kosten und Ressourcen.
Energieneutrales Gebäude
Eine Grundheizung des Coworking Space und des Archivs wird über - an die Zentralheizung - angeschlossene Heizkörper in den Brüstungsbereichen sichergestellt. In den Paneelfeldern der Fassade werden für die Permanentlüftung regenerative, dezentrale Wärmetauscher mit einem Wirkungsgrad von 90% vorgeschlagen. Über die Türen und klappbaren Oberlichter kann ein zusätzlicher natürlicher Luftaustausch individuell geregelt werden.
Da das Haus für bis zu 500 Personen ausgelegt werden soll, reicht eine einfache Querlüftung und Konditionierung über die Fassade und die Licht- und Klimaboxen nicht mehr aus. Eine Raumlufttechnikanlage mit adiabatischer Kühlung deckt die Spitzenlasten ab und wird von einer Luftwärmepumpe im nördlichen Parkplatzbereich energetisch unterstützt.
Auf dem großflächigen Dach decken PV-Module und Wasserkollektoren den Bedarf an Strom und Wärmeleistung für Warmwasser, Heizung und Kühlung ab.
Der Coworking Space ist über die oben genannten technischen Komponenten und im Zusammenspiel mit der hochdichten und -gedämmten Fassade und Dach, als energieneutrales Gebäude konzipiert.

Our design frees the former two-storey cafeteria from all installations, so that only the very efficient and flexible primary construction made of precast concrete elements remains. The existing structure provides a solid framework for the implantation of the various areas. This uniform structure takes the coworking space on level 1 and the archive on level 0. The sports club remains in place.
Since the approx. 50/40m floor level 1 cannot be exposed to natural light, seven light and climate boxes are set in the floor plan, which bring natural light and air deep into the building via roof tops visible from the urban planning perspective. These glass boxes zonate the floor plan anew and provide exciting visual relationships including light/shadow games.Community Management as the heart of Coworking Space
Two powerful entrances on the west and north sides provide wheelchair access to both floor levels. An open staircase along a two-storey green light and climate box provides daylight and leads from the north entrance to the heart of the coworking space with community management as the central first point of call. From there, all three areas can be reached directly.Communication and meeting area 1 is located in the lower part of the building between the two entrances. The lockable children's area and the central toilets are adjacent to the student dormitory. There, at a central location in the entrance area, the gastronomy is accommodated with direct contact to the outside gastronomy at the rear. To the north, adjacent to Area 1 and in the core area, are the Learning and Founder Islands of Area 3.
Construction and materials - sustainability
Due to the preservation of the primary construction, the release of CO2 by new concretes is extremely low and thus a very important component of the ecological, minimised footprint in the sense of grey energy.
Cradle to cradle and recycled materials determine the choice of material in many components. All aluminium constructions, insulating materials, floor superstructures or floor coverings are selected according to the following criteriaEverything is subject to the guiding principle: Reduction of the use of materials to the absolute necessary level - this saves costs and resources.
Energy-neutral building
Basic heating of the coworking space and the archive is provided by radiators connected to the central heating system in the parapet areas. Regenerative, decentralized heat exchangers with an efficiency of 90% are proposed for permanent ventilation in the panel fields of the facade. Additional natural air exchange can be individually controlled via the doors and hinged skylights. Since the house is to be designed for up to 500 people, simple transverse ventilation and conditioning via the façade and the light and climate boxes is no longer sufficient. An air conditioning system with adiabatic cooling covers the peak loads and is energetically supported by an air heat pump in the northern parking area.On the large roof, PV modules and water collectors cover the demand for electricity and heat output for hot water, heating and cooling.
The coworking space is designed as an energy-neutral building using the above-mentioned technical components and in conjunction with the highly sealed and insulated façade and roof.
